4th Street NW Parking Garage Renovation Project

The 4th St. parking garage restoration project was part of a full building renovation project taking place.  Following a competitive bidding process, Tally Restoration was selected to lead this large parking garage renovation project.  The project included the following scope of work: 

  • Significant partial and full depth concrete repairs on the elevated slab and slab on grade levels
  • Extensive routing and sealing of cracks
  • Comprehensive drain replacement and addition of new drains to the elevated slab
  • Overhead concrete repairs
  • Concrete wall repairs
  • Application of corrosion inhibitor 
  • Application of a traffic bearing membrane
  • Painting of the entire garage
Additionally, ownership elected to conduct a renovation project on the loading dock in preparation for the new tenants while the parking garage project was on-going.  Concrete repairs were completed, drains were replaced, cracks were sealed, a new extreme heavy duty membrane was applied and the dumpster tracks were re-installed.  

Tally Restoration worked closely with the general contractor leading the building renovation to complete this project in conjunction with the building renovation.  A unique challenge of this project was the extensive repairs to the mat slab that required removal of the concrete in a checkerboard pattern.  We worked closely with DESMAN, the structural engineer on the project, to complete the repairs without putting the structural integrity of the building at risk.  The parking garage project was completed on time despite significantly more concrete repairs than expected.  All work was completed by Tally Restoration and demonstrates our wide-ranging capabilities in the restoration of concrete parking structures.
