DC Boiler Room Concrete Restoration Project

The boiler room in this building sits on an elevated slab that was facing significant concrete deterioration due to water intrusion from the plaza level above.  Ownership elected to complete a full restoration of the boiler room including the following: 

  • Full depth concrete repair along the slab edge 
  • Replacement of expansion joints
  • Drain replacement and new drain piping 
  • Partial depth concrete repairs throughout the boiler room
  • Removal of existing paint on boiler room floor
  • Application of an epoxy based floor coating throughout the boiler room
There were numerous aspects of this project that made it complex and one perfectly suited to Tally Restoration. 
 
  1. The boiler room operates all year with no downtime so the equipment needed to continue running and dust protection/management was critical.   
  2. Much of the concrete deterioration was under concrete pads that support boiler room equipment in excess of 15,000lbs per unit which required complicated shoring and carefully executed repair work.  In order to address the significant concrete deterioration along the slab edge, much of the existing concrete needed to be removed and getting that volume of new concrete back into the boiler room presented a significant challenge.  
  3. Finally, the building is a hotel with lots of restrictions that require close partnership between the building management team and Tally Restoration to complete the repairs without too much disturbance to hotel operations.   
This project highlights Tally Restoration’s commitment to working closely with building management/ownership and the structural engineer to complete highly complicated repairs on time and on budget while allowing business operations to continue.
